Running in the ceiling
Quick footsteps or scratching above the ceiling after dark. Roof rats are most active a few hours after sunset.
Scratching in the attic at night or droppings in the golf cart garage? Florida Rodent Control Pros removes rats and mice from Sun City Center homes and businesses, from the original 1961 ranch homes near the town core to the villas of Kings Point and the newer homes in Renaissance. We find how they get in, seal it, and remove the rodents already inside.
Sun City Center is an age-restricted 55 plus community that Del Webb built starting in 1961, and most homes are single-story ranch houses on slab foundations, not the raised bungalows you find in older Florida cities. That changes where rats and mice get in, and it changes how we treat the home.
Roof rats are the rodent we remove most often here. They travel through oaks and along power lines in neighborhoods like Kings Point and Sun City Center Proper, then drop onto low tile and shingle roofs and get in through soffit gaps, vent screens and the roofline over golf cart garages. Because golf carts are legally driven on Sun City Center streets, almost every home has an attached golf cart garage or carport, and that warm, cluttered space is an easy target for rodents looking for shelter.
Norway rats stay closer to the ground and to water. Sun City Center has retention ponds built into its golf courses, and the Little Manatee River runs along the southern edge of the community, so we also find Norway rats burrowing near pond banks, canal edges and dumpster areas at Sun City Center Plaza. Every part of the community has its own rodent pressure, so we inspect each property on its own.
Most Sun City Center jobs combine a few of these: an inspection, sealing, trapping and cleanup. Choose a service to learn more, or call and we will tell you what your property needs.
Rodents move at night, so most Sun City Center homeowners find these clues before they ever see one. If you notice 2 or more, it is time for an inspection.

Dark pellets about 1/2 inch long point to rats. Tiny ones about 1/8 inch point to mice. Golf cart garages are one of the first places we check.
Rats gnaw on golf cart wiring, irrigation lines and AC insulation. This can lead to shorts, dead batteries and costly repairs.
Small tears or gnawed gaps at the base of a screened lanai or pool cage are a common rat entry point in Sun City Center.
Dogs and cats often stare at, bark at or paw at a wall or attic hatch where rodents are active.
A urine or ammonia-like smell in the attic or garage often means an active nest nearby.
Roof rats cause most attic calls in Sun City Center, Norway rats show up near ponds, canals and dumpsters, and house mice get into kitchens and pantries. Knowing which one you have tells us where to look and how to stop it.
Every job in Sun City Center starts with a full inspection, inside and out. We look at how the home is built, since a slab ranch house near town and a newer home in Renaissance have different weak spots.
The CDC links rats and mice to several diseases. People can get sick from contact with droppings, urine or saliva, from bites, or from breathing dust from contaminated areas. Sun City Center is a 55 plus community, and about 64 percent of residents are 65 or older, so we recommend calling a professional rather than disturbing droppings yourself.

We look at the whole property, from the roofline to the pond bank. What we check depends on the home, since an original 1961 ranch house and a newer home in The Preserve at La Paloma have different weak spots.
A rat can squeeze through a gap about 1/2 inch wide, and a mouse through about 1/4 inch.
Setting traps without sealing the openings only buys time. We follow the same 5 steps on every job so the rats do not come back.
We walk the property, check the attic and garage, and mark every entry point and sign of activity.
Openings are closed with metal flashing, 1/4 inch hardware cloth, mesh and mortar. We do not rely on foam.
Traps go on the paths rats use. We check them on return visits and remove what we catch.
Droppings and nests are removed and the area is disinfected. We tell you if insulation needs replacing.
We come back until there are no new signs, then give you simple tips to keep it that way.
The number of visits depends on how many rats are inside and how many openings the home has. We tell you what to expect after the first inspection.
A lot of common advice makes a rat problem last longer. Here is what actually works.
A single mouse in the kitchen can sometimes be handled with a few snap traps. Rats in the attic or golf cart garage are a different job.
The problem with DIY: most store-bought fixes catch a rat but leave the opening in place, so new rats move in from nearby oaks and pond banks.
Ask a technician →| Situation | DIY | Professional |
|---|---|---|
| One mouse seen once | Snap traps may be enough | Call if it comes back |
| Noises in the attic | Hard to reach and seal safely | Roofline sealing and attic trapping |
| Droppings in the golf cart garage | Openings are often missed | Garage-specific inspection and sealing |
| Chewed golf cart wiring | Risk of electrical damage | Find the source and seal it |
| Dead rodent smell | Hard to locate in walls | Locate, remove and deodorize |
| Torn lanai screening | Patching alone will not stop rats | Seals the base and checks for other gaps |
From the original 1961 ranch homes near the town core to the villas of Kings Point and the country club homes of Renaissance, each Sun City Center property has its own weak spots. We look at the roofline, attic, golf cart garage, lanai and yard, then seal the openings rats are using.
We check soffits, vents and roof edges, then walk you through what we found.
Openings are closed with metal flashing, hardware cloth and mortar, not foam alone.
Indoor trapping avoids dead rodents in the walls and keeps bait away from pets.
We remove droppings and nests and tell you if insulation should be replaced.
Shops and offices at Sun City Center Plaza and along Sun City Center Boulevard deal with daily deliveries and shared dumpsters. Florida restaurants and food service businesses are inspected by the DBPR Division of Hotels and Restaurants, and signs of rodents are something inspectors look for.
Sun City Center is made up of several distinct communities, and the home type in each one changes what we look for.
The original Del Webb community from 1961. Mostly single-family ranch homes on slabs, with low rooflines and attached golf cart garages, and residents handle their own exterior maintenance.
A large gated community of condos and villas with bundled exterior maintenance. Shared walls and courtyards mean an entry point on one unit can affect a neighbor.
Newer single-family homes with access to the Club Renaissance country club. Homes back onto golf course ponds, which draws Norway rats along the water’s edge.
The newest construction in Sun City Center, gated with resort-style amenities. Even new block homes get rats through garage doors and roofline gaps.
An established sub-community within Sun City Center Proper, with the same slab, ranch-home layout common across the older sections of town.
Sun City Center has a humid subtropical climate with mild winters, so rodents stay active all year. The weather still changes where they go.
Afternoon storms from June through September raise the water level in retention ponds and along the Little Manatee River, pushing Norway rats toward higher, drier ground near homes.
Tip: Keep golf cart garage doors closed and clear stored items off the floor.
Hillsborough County, including Sun City Center, felt storm surge and high winds from Hurricanes Helene and Milton in 2024. Flooded pond banks push rats out of their burrows, and wind damage can open new roofline gaps.
Tip: After a storm, walk the roofline and check the golf cart garage.
On cooler nights from December to February, rats look for warm, dry attics and garages. This is when many Sun City Center homeowners first hear them.
Tip: Check vents and soffits in the fall, before cooler weather.
Snowbird residents return and golf cart use rises from October through April, so more carts sit in garages overnight, giving rats more sheltered spaces to nest in.
Tip: Check the garage for droppings before storing a cart for the season.
Sun City Center is not one kind of property. What we do at an original ranch home near the town core is different from what we do at a newer home backing onto a golf course pond.
These single-story block and stucco homes, built starting in 1961, have low rooflines where the roof meets the fascia, and nearby oak trees give rats an easy path onto the roof.
Our approach: We inspect the attic and roofline first, seal gaps with metal flashing and hardware cloth, then trap in the attic until activity stops.
Because golf carts are legally driven on Sun City Center streets, most homes have an attached golf cart garage, and rodents move into that warm, sheltered space and gnaw on cart wiring and stored bird seed.
Our approach: We check the garage and lanai for droppings and gnaw marks, seal gaps around the garage door and utility lines, and set traps where we find activity.
Sun City Center has retention ponds built into its golf courses and sits along the Little Manatee River on its southern edge, and rats travel along these water sources looking for food and shelter near homes.
Our approach: We inspect the yard and foundation facing the water, close off ground-level gaps, and set exterior bait stations and traps according to label directions.
These steps follow CDC cleanup guidance and help keep your family safe.

Call (561) 562-7607 →Most homes need a first visit for the inspection and sealing, then follow-up visits over the next few weeks to check traps. The exact number depends on how many rats are inside and how many openings the home has. We tell you what to expect after the first inspection.
Golf carts are legally driven on Sun City Center streets, so most homes have an attached golf cart garage. These spaces are warm, dry and often store bird seed or clutter, which gives rats an easy place to nest close to the house.
We do not recommend it. Poisoned rats often die inside walls or ceilings where you cannot reach them, which causes a strong smell. Trapping indoors and sealing the openings works better.
Rats are usually active at night, while squirrels are active in the daytime. Rat droppings are about 1/2 inch long. If you are not sure, an inspection will tell us which animal it is.
Hillsborough County, including Sun City Center, saw storm surge and high winds from Hurricanes Helene and Milton in 2024. Flooded pond banks and canal edges can push rodents out of their usual burrows and toward nearby homes.
The CDC advises not to sweep or vacuum droppings. Air out the area, wear gloves, spray the droppings with disinfectant or a bleach solution, let it soak for 5 minutes, then wipe up with paper towels. For attics or large amounts, call us.
