Riverview Grew Almost 9 Times Over in 20 Years

In 2000, about 12,035 people lived in Riverview. By 2010 it was 71,050, a jump of 490 percent. By the 2020 census it was 107,396. Most of that growth came as subdivisions, villages and townhome rows on land that used to be pasture, woods and farm fields.

That matters for rodents in 2 ways. When a new phase is cleared, the roof rats and mice living in the brush and woodlines lose their cover and look for the closest shelter, which is often the last row of finished homes. And newer homes, even good ones, come with small openings around pipes, cables and garage doors that nobody has sealed yet.

From Peru Settlement to Poultry Farm to Subdivision

Riverview was founded in 1885 on the north shore of the Alafia River. Settlers had lived on the south side since the 1830s, in a place called Peru, which Riverview absorbed in the 1940s. Florida’s first commercial poultry farm opened here in 1921. Just south, Balm is still farm country, with citrus and the University of Florida’s tomato breeding program.

Living Near the River and the Preserve

The Alafia River runs through the north part of Riverview and forms part of its border with Bloomingdale. The name is often translated as River of Fire, after the phosphorus that glowed on the riverbottom at night. Today its banks are lined with woods and backyards.

On the east side, Bell Creek Nature Preserve covers 477 acres east of McMullen Road and south of Boyette Road. Hillsborough County bought it to protect native plants and a wildlife corridor, and the county warns that many trails hold standing water in the rainy season.

UF/IFAS notes that roof rats, which usually nest up high, will also burrow in canal banks and under sidewalks. Homes along river woods and preserve edges see rodents moving in from that cover, and they move faster when the water comes up. In October 2024, after Hurricane Milton, the Alafia passed 23 feet upstream at Lithia, its highest flooding there since 1933.

Winthrop, at Bloomingdale Avenue and Providence Road, puts apartments right above restaurants and shops, with more than a dozen restaurants and cafes and over 100 small businesses. When food service and homes share one building, a rodent problem in a kitchen can reach the apartment upstairs through the same wall chases and ceiling spaces.

Along US 301, which runs through the original Riverview settlement next to I-75, there are plazas, restaurants, offices and apartment complexes. The area also has 2 hospitals, AdventHealth Riverview and St. Joseph’s Hospital-South, plus the medical offices and food service around them.

New homes still have small openings: garage door corners, holes around the AC line and cables, and open ends at tile roof edges. The CDC says a mouse fits through a hole about 1/4 inch wide. Sealing those spots with metal is what stops it.

It is common. Clearing removes the brush and woods rodents live in, and they move to the nearest shelter, often the closest row of homes. Check your garage door seal and roofline now, and call us if you hear noises in the attic or garage.

Hillsborough County’s 2020 rule allows up to 5 hens and no roosters on residential lots, if your deed restrictions allow them. Rats come for the feed, so keep it in metal cans with tight lids, clean up spilled feed every evening and raise the coop off the ground.

Homes next to woods, wetlands and water have more rodents close by, and floods push them toward dry ground. UF/IFAS says roof rats can travel 150 yards from the nest for food or water. Keep a clear strip at the woodline and seal the house tight.
