Block Walls Stopped the Wind, Not the Rats

Hurricane Andrew crossed Cutler Ridge on August 24, 1992 as a Category 5 storm. Nearly every building in the area had major wind damage, and in Lakes by the Bay most homes and businesses were destroyed. The neighborhood came back slowly, and the new homes went up with concrete walls instead of wood frame.

Concrete block is great against wind and termites, so many owners think the house is rodent proof. It is not. A roof rat does not chew through block. It climbs. It goes up a palm, a fence or a power line, walks across the tile and slips in at the eave, a ridge cap, a loose soffit panel or a vent screen that has rusted out.

Many of those rebuilt roofs are now more than 30 years old. Sun, salt air and storm seasons have opened small gaps that were tight on day one. A gap of about 1/2 inch is enough for a young rat. A mouse needs only about 1/4 inch.

The fix is at the roofline and the utility holes, not the walls. That is where we spend most of our time on a Cutler Bay home.

Southland Mall, New Construction and Rodents on the Move

The mall at 20505 South Dixie Highway has been a center of Cutler Bay since the first shopping center opened in 1960. It was Cutler Ridge Mall, was nearly destroyed by Hurricane Andrew, reopened in 1993 and was renamed Southland Mall in 2003. It is now being remade, with the former Sears and Kmart sites planned for homes and a listed completion date of late 2027.

Large projects like this move rodents. When old buildings come down and ground is dug up, rats and mice that lived in and under them look for new shelter. Restaurants, stores and homes along US 1 and the blocks behind the mall are the closest options.

Through the roof, not the walls. Roof rats climb trees, palms, fences and power lines, then enter at tile edges, soffits, roof vents and holes cut for AC lines and pipes. Sealing those spots with metal or concrete is what stops them.

It can be. Banks, thick shrubs and stored items near the water give rats shelter, and roof rats travel up to 150 yards for food. Keeping a clear strip along the bank and sealing the house does more than trapping alone.

Cutler Bay is low and its canals and lakes run full in the rainy season. Rats nesting low near the water move to drier places, and garages, sheds and attics are close by.
